Leaving a message is a good way to communicate with a large amount of people, especially since many people screen their calls. These scripts can be very powerful when spoken in a strong, confident, energetic voice.


FSBO Script #1


“Hi, this is (your name) with (your company name). I see that you’re trying to sell your home on your own.


“Before you hit the delete button on this message I just wanted you to know that I’m a full time REALTOR who lists and sells homes in your neighborhood and I would like to help you reach your goals in selling your home.


“If there’s anything I can do to help you please call me on my cell phone at 000-000-0000. I’m not a pushy salesperson…we’ll just talk and see if there’s anything I can do to help you reach your goals. Again my cell phone number is 000-000-0000. Take care and have a wonderful day.”


FSBO Script #2


“Hi, this is (your name) with (your company name). I may have good news for you.


“I’m working with clients right now who have an interest in purchasing a home in a neighborhood like yours.


“My question is would you consider paying a 3% commission (instead of the normal 6% listing fee) if I brought you a buyer that would give you a full-price offer?


“If you have any interest please give me a call on my cell phone at 000-000-0000. Again my number is 000-000-0000. Take care and have a wonderful day!”



FSBO Script #3


“Hi, this is (your name) with (your company name). I just wanted to call and see if you’ve thought about the idea of paying a commission for a full-price buyer.


“I’m working with some new clients right now who are interested in purchasing a home in a neighborhood like yours.


“If you have an interest, call me on my cell phone at 000-000-0000. Again my number is 000-000-0000. Take care and have a wonderful day!”


FSBO Script #4


“Hey there, I’m calling about the home that you have for sale.


“I’m an agent in your area and was wondering if you would be willing to pay me a buyer commission if I brought you a buyer that ended up buying your home.


“If so please call me back at 000-000-0000 and let me know because I’m working with a few buyers right now that may be perfect for your home.


“By the way my name is (your name) with (your company)


“Thanks bye.”


Expired Script #1


“Hi Mr. and Mrs. Expired, my name is (your name). I am a real estate agent with (your company) and I was calling today because I noticed that your house went off the market last night.


“I sell a lot of homes in your neighborhood, and I’ve got a great marketing plan that I’d love to share with you.


“If you are still planning on selling, please give me a call—I think you’ll really like what I do to sell a home. My number is 000-000-0000.


“That is my direct line and you can catch me there, day or night. Thanks, and good luck with whatever you do.


Expired Script #2


“Good morning. This is (your name) with (your company), and obviously as you know, your property came up in our computer as an expired property, and as somebody who’s sold (number sold) homes so far this year, I was wondering do you want to sell your home?

Expired Script #3


“Hello, this is (your name) with (your company). And we’re (your county) county’s number one realtor in properties sold.


“We specialize in homes that should have sold but did not. We noticed that your home did not sell in the marketplace and wondered if you folks were still interested in selling.


“We just sold the home down the street on (street name). The buyer came through our marketing plan, and we’ve got the top marketing plan in the area.

Expired Script #4


“I noticed that your home recently came off the market. I have some interest in your home.

“Hello. I noticed your property is no longer in the MLS system today and there is no record that the property sold.

“I was wondering if you are still accepting offers on it?

Just Listed Script #1

Just Sold Script #1


“Hi, this is (your name) with (your company) here in (your city). My number is 000-000-0000.


“I just wanted to let you know that I recently helped your neighbor sell his home for five grand above asking price, and to let you know if you are thinking of selling this may be a good time to get the most value.


“These conditions were perfect but may not last since I hear in the next couple of months that a new development across the street might drive down values in your market.


“Give me a chat if you’d like to talk or have any questions you’d like me to answer.


“No obligations, just want to help you in anyway I can. Just give (your name) a call at 000-000-0000. Look forward to hearing from you.”


GeoFarm Script #1

“Hi, this is (your name). I was calling to give you a quick market update on your neighborhood, but since you’re away, I’ll just leave some interesting information on your voice mail.


“A lot of neighbors like to know what’s happening in the market that affects the value of their home-that’s the reason for my message.


“There are currently 23 homes for sale in (area). We’ve added 8 listings in the past 30 days, and 11 homes sold.


“Overall, we’re experiencing a “sellers” market and I believe the moderate level of interest rates has created a small burst of activity.


“The average market time for homes listed for sale dropped from 62 days down to 57-further indicating a stronger seller’s market, and the ratio of listed price to sales price has improved (in other words, homes are being discounted less off their asking price).


“Again, everything points to a stronger and stronger seller’s market.
