I really enjoyed speaking with you about your home for sale.

Email Subject: What the Others Won’t Tell You

I want to share some information that real estate agents typically don’t share. In doing this I hope to earn your trust should you ever decide to sell your home using a local expert. Hopefully you will see that I do business a little differently.

Here is what other agents will tell you:

"You’ll never be able to sell your home without an agent."

–Not true, selling your home without an agent is very possible, especially as the market recovers in (Your City, Neighborhood, etc.)

"You won’t save any money on commission because buyers will just offer you less."

–You’re not obligated to accept any low offer, and if you receive an offer that is acceptable to you then you will have saved money on commissions.

"You’ll never be able to complete the paperwork."

–While the paperwork can be extensive, you can either be extremely careful or find someone like an attorney or real estate agent who will help you for a flat fee.

You can’t get your home listed on the internet or the MLS."

–These days you can list your home on Zillow, Craigslist, or even YouTube. Also, there are real estate agents who specialize in placing homes on the MLS for a low fee.

If at any time you have any questions regarding the home selling process I would be happy to help however possible. There are many things to consider such as disclosure, buyer financing, marketing, and pricing. You will also find that most home buyers are working with an agent because there is no cost to the buyer for these services. If you haven’t already done so you should consider whether you are willing to pay the buyer’s agent a commission.

I love selling real estate and helping people like you. If you ever have any questions please contact me–no obligation, no pressure, no nonsense.

Your (Your City, Neighborhood, etc.)Real Estate Expert,

Email Subject: Congratulations! And welcome to the challenging world of real estate marketing!

Many homeowners who decide to sell their own homes find the job of marketing to be frustrating and time-consuming, mostly because they don’t have a marketing plan.

I would encourage you to sit down, at your earliest convenience, and create a marketing plan for your home. What are its selling features? Who is your market and how will you reach it? Will you run ads or send mailings? Post signs? Hold open houses?

After you hammer out the details of your strategy, your plan may work without professional assistance, and if it does, great! If, however, you find that you have a question that requires a straight answer (being somewhat new to selling homes, you may often feel like you’re getting the run-around), don’t hesitate to give me a call.

As always, there’s no obligation.

Email Subject: Why Even Hire a Real Estate Agent?

That’s right; why hire a real estate agent to sell your home?

I understand why it seems like selling your home by owner (FSBO) is the best option. There’s no commission to pay!

The fact is, a highly skilled real estate agent will excel at finding QUALIFIED buyers for your property; and with more buyers (and offers), the higher your selling price. But how does an agent find these buyers? Why pay a commission?

Give me a call and I’ll introduce you to my happy past clients. I’d appreciate the opportunity to sell your home – may we schedule and appointment to meet?

Email Subject: Buyers Can’t Find Your Home

I’d like to give you a head’s up your home is no longer listed for sale on the Multiple Listing Service (MLS). This means buyers can’t find your home and your listing contract has expired with your current real estate agent.

I’m writing you because I’d like to apply for the position as you next agent.

It’s frustrating when your home doesn’t sell; you must deal with all the showings, offers, and stress of continued mortgage or tax payments.

Please call me or reply to this email if you’d like to discuss new strategies to get your home sold.

Email Subject: How to Manipulate Buyer Emotions

Is your home ‘staged’ for buyer psychology?

If there’s one reason your home hasn’t sold, it’s because your past agent did not stage your home properly for current buyer preferences. Staging includes furniture, lighting, landscaping, colors – and yes, even aromas.

I know how to manipulate the environment to make buyers fall in love with your home – and make a higher-priced emotional offer.

Call me or reply back to this email and we’ll set a home staging consultation get more buyer offers on your property.

Email Subject: I’m Puzzled

Your home was on the market, it didn’t sell, and I have not heard from you. But that’s okay, you’re busy and I fully understand. I’d be skeptical, too!

You may want to take your home off the market and wait to sell it again. However, waiting to sell your property in the future will cost you; the real estate market and future interest rates are unpredictable.

The time to sell is right now. But how will you know for sure?

Call me and I’ll give you the facts published by local real estate appraisers to project selling trends so you’re comfortable listing your home now.

I have a 20 minute presentation that’s personalized for your needs and selling goals. You’ll learn all my strategies to market your home so it sells.

Call me and let’s set an appointment. I’ll show you exactly how I’ll market your home to find qualified buyers so your home sells quickly and at a price which makes you jump with joy.

Did you know that 60% of all the homes that enter the real estate marketplace end up as expired listings?

Unfortunately, statistics like these only serve to tell you that you’re in the majority. They don’t tell you how to jump into the minority.

But perhaps I can help: If you would be willing to give me your insights into why your home hasn’t sold, I would be willing to give you my suggestions on how I think it could be sold.

This offer is designed to keep me up-to-date on changes in the marketplace. And to give you the opportunity to see if I might be the salesperson who can help you jump into the precious minority of home sellers.

Please call at your convenience and we’ll arrange a time to visit your property.

Dear Homeowner:

Did you know that your home is no longer for sale?

Today, the Multiple Listing Service computer showed that your listing agreement has expired. Unless you have extended your listing or signed a new listing agreement, your home is no longer on the market.

You will probably receive numerous telephone calls from other real estate agents asking you to list your home. New agents are taught to use expired listings as a primary source for new listings.

Before you consider any proposals from these new agents, let me show you what my ten years of experience can do for you. Please call me at 000-000-0000.

I am ready to go to work for you now!

Email Subject: Just Sold! Will You Be Next?

You may have noticed my for sale sign at (Just Sold Address). We were able to sell the home in a very short time. While showing their home, I met several buyers who were either too late, or were looking for something a little bit different. Yet, all of these buyers are very interested in moving into this neighborhood.

There is no better time to sell your home then in the present market. Rates are at an all time low and the resale values in your neighborhood have increased at a dramatic rate.

I would love to discuss the possibilities of selling your home with you, while I still have potential buyers for your neighborhood. Please give me a call today.

Please allow me to introduce myself: I’m Jane Doe, the Dogwood Farms neighborhood specialist for XYZ Realty.

As a full-time REALTOR®, I’ve been helping your neighbors buy and sell homes in Dogwood Forest for nearly a decade. I am also a Certified Residential Specialist (CRS), meaning I have advanced training in how to assist buyers and sellers with every step of a home sale or purchase. Because I work hard to ensure my clients get the best customer service possible, many of my transactions come to me as referrals from satisfied clients. Email Subject

As an Agent that has sold (number) of homes in (subdivision name), I have become both fond and impressed with the homes and the area. I am making it one of my preferred markets which means that I intend to promote the area to the buyers I meet and to keep track of the sales activity. When someone in the area is selling my goal is to get the highest possible price to ensure that every other home’s value is as high as possible.

If you have a prior relationship with another Real Estate Agent, I fully respect that. Out of concern for the price of your home I suggest that when it is time to move, call me. I will be totally respectful of your choice of Agent. At the same time, I would like to consult with you about the asking price, promoting the benefits of living in (the area), and how to get the most for your home. If you have a commitment to another Agent you can pass the information on to him or her.

From time to time, I will be sending you information about the Real Estate activity in the area. You can easily request to be removed from my list and stop receiving this information, just mail, e-mail, or call me.
